Affordable housing Charlette and Sarasota County

Homes Made Possible Foundation Inc 501 C 3 or HMPF has teamed up with Charlotte County human services to provide down payment assistance for buyer at 80 % or less of the AMI.  We are looking for investors to buy land for 20K per lot and title in their name.  HMPF will identify the land and permit the property.  Once permitted investor can pay for construction or get a construction loan that HMPF will assist.  The cost for construction including land is $158,000 with a sale price of $269,000 less $20,000 to buyer from grant.   Net proceeds to be split with HMPF of which may be treated as a donation.  Example 50K to investor profit plus 50K donation for the investor for tax write off.

We are trying to solve the three Florida problems, hurricanes, insurance and affordability.   We have solved with 200-mph wind load, a fireproof inner steel super structure which will reduce monthly payment with lower insurance. AC monthly payments will also be reduced with R 35 insulation. We are doing this with attached steel homes which can be up in 70 to 90 days from permitting.  Part of the program with Charlotte County human service fast tracking the permits.  We are looking to help the community and provide a return for the investor...

We have been developing in Charlotte and Sarasota counites. These areas had lots laid out in the 60s by General development.   The lots are average of 10,000 sq ft and $20,000 price with 6,297 available in Charlotte and 2,032 in Sarasota.  We currently have 70 plus in permitting or in the field and are ready to scale up for these steel homes.
