Celebrating 55 years as a global entrepreneur.
James Bolin: Bonita Beach Florida. Mr. Bolin grew up in the construction business. After James’s father came home from military service after WWII, James’s father started a home building company in Illinois in 1947. As the company grew, it expanded into land developing, with a heating, plumbing and eventually a sewer and water division. James started working for his father in the summers at the age of 12. James was taught every facet of the construction business by his father with on-the-job training and was running heavy equipment before James ever had a driver’s license. As the business grew over the years, the company was awarded government contracts to convert small towns from well and septic to a central water and sewage system. James’s background was involved in the different phases of development and construction from land purchases to final turn key developments. James’s background also consists of architectural, engineering, land planning, building through completion. James also rehabbed mid-rise buildings on the North Shore of Chicago and developed residential housing developments. James also built 280 track homes in Texas in the late 70’s finishing the homes within 8 months and building a couple restaurants, a Kettle, a Whataburger, a Holiday Inn and a 400-unit apartment complex during the oil boom years in the coastal area.
Always having a deep passion for real estate, James’s also discovered other passions and ventured into the purchase of a struggling advertising agency in the bad economy in the early 80’s and turned the business model around from selling media time for cash which was hard to come by at that time, into a corporate barter trading company that gave it away so to speak by taking clients business inventory for payments from a variety of businesses. As one example, restaurants was one of the hottest trades ever, trading billboards and radio commercials for script now called gift cards. Food and booze were a no brainer, a very high demand commodity and I printed the gift certificates with a printer that I had on trade paying the printer a small portion of the script for his cash rates of the job and in turn his company used the script for eating at their establishments for his cost of paper and ink further sharing the script with his employees as an added bonus to their salary. In trade everyone wins. Average restaurant food costs are anywhere from 25 to 40 cents on the dollar, so the restaurants received the exact advertising they wanted for the costs of food/booze by honoring their script over the next couple years as customers came in to use them. The restaurants did not have to use their cash reserves to pay for their high costs of advertising and got that much needed advertising for pennies on the dollar, their costs of food.
What James has brought to companies over the years that are in need of media and creative advertising venues to sell out a product or project, is the ability to furnish that much needed media and expertise in exchange for payment when the project has been successfully sold out, thus acting like a “cash investor” only with media as the investment tool. This eliminates the need for the developer to come up with the millions of dollars in cash to pay for media on the front end to market the project using contracts written as the receiver of payment in exchange for a certain number of debt free deeded condos as example for the payment. James never hung onto the paper waiting on the project to be sold out. James turned the paper into cash from real estate investors at a discount, giving the investors a completive edge of equity that were willing to see the project thru completion. Thus, turning the paper around for an instant cash payout without having to wait a couple years for the project to be finished. James’s interest has expanded over the years into dozens of industries in several countries. James was also a partner in the 80’s involving offshore private banking and insurance. An amazing business to have been part of, what an education in how the real system of money moves around. It’s a paper shuffler’s dream for high finance. Other ventures were also intriguing like the mineral business, the mining of corundum and the cutting of Ruby’s and Sapphires along with diamond rough. I loved it so much I became a gemologist back in the 80’s. Seeing rocks from inside the earth for pennies on the dollar and cutting them into gems of great value which also became another passion.
As the internet evolved in the early 90’s, James created the world’s largest and only gemstone auction, partnering with Fortune electronics giant Egghead that closed all their brick-and-mortar stores nationwide to enter the on-line revolution. The auction was a 24-hour money machine. It was a great run for nearly 5 years and we all know about the big internet crash. James also created a manufacturing network on a global scale over the last 30 years that produces dozens of products, everything from computers, kids’ electric cars, generators, televisions, office furniture, mowers, all from raw materials to name a few. James spent decades building the manufacturing network starting back before the internet, sometimes commuting several times a year especially to Asia, which today is the manufacturing hub of the world.
As my passion for real estate development continues, the exciting venture today is to mass produce the indestructible home, solving the housing crisis in Florida. Florida has three problems? Affordability – Hurricanes – Insurance. After two years of hard work, my partner and I have solved the problem. Creating “The Home of Tomorrow” that will not burn down or blow away. And being the visionaries we are and wanting scalability, the gulf states along with the eastern sea board are in the target.
